Koocanusa Village currently operates the South Marina with 74 slips with potential for 500 slips. Slips are reserved for Koocanusa Village property owners and are available for lease. In 2010 Dennis and Terry Hockett were looking for lakefront property that was close to their home in Calgary. Soon after they bought a preferred share from Marcer Ranching Ltd. with the promise that the marinas and titled lots would be available in the spring of 2011. In 2011 the investment in their retirement property became complicated as the developer was having financial difficulties.
After being approached by the developer Dennis paid out Marcer Ranching Ltd’s mortgages to help keep their dream afloat. Soon after the interest rates on the loan were not being met and Dennis called his loan. After four years of legal battles with the previous developer he finally got control of the property this past year.
Dennis’s ownership and sole intention is to make Koocanusa Village as beautiful as everybody hoped it would be from its inception. For Dennis and Terry, life is better at the lake!
Starting this July, six waterfront and 21 water access home sites are available for purchase–building your dream waterfront home can start immediately. For more details on the available properties visit www.KoocanusaVillage.com/sales.
About Lake Koocanusa
Lake Koocanusa is one of the most beautiful lakes in Southeastern BC. It reaches 145 KM (90 M) in length and is formed north of the Libby Dam on the Kootenay River. It straddles the Canadian and U.S. border in Montana. Lake Koocanusa was named in a contest won by Alice Beers of Rexford, Montana. The name is made from the first three letters of the Kootenay River, Canada, and USA.
The lake is a beautiful turquoise colour with peaceful quiet and mirror-like stillness. The arid shoreline is home to sandy beaches with summer water temperatures averaging 25.5 C (78 F). The landscape features open grasslands with Ponderosa pine forests and spectacular views of the Rocky Mountains. Koocanusa Village is a 3.5hr drive from Calgary, 1hr from Cranbrook, 3hrs from Lethbridge, and 40 minutes from Fernie.
