Koocanusa Village Vision

At Koocanusa Village we have a well-crafted plan for the long term that focuses on beauty, function and enduring value.

As the vision takes shape, the Village will become even more appealing with added amenities and enjoyment that will continue to grow for owners and visitors alike.

Here’s where we’re headed.

CRYSTAL LAKE

There’s nothing like water to help you feel peaceful. That connection to water is likely what drew you to KV in the first place. That’s why we’re making our new Crystal lake the centre of our new vision for KV. This water feature will be approximately 600 m by 75 m – the aesthetic heart of the community.

MARINA COMPLEX

The marina is located in the southern quadrant of the project with 75 slips available for priority use by community owners. Gas and supplies are available from the marina store.

The long-term plan is to develop a marina with the capacity for 570 boat slips, complete with a double-width access ramp. The marina enjoys excellent protection from weather and will provide safe moorage.

On the upland area surrounding the marina, dry storage will be available for boats not in use as well as parking and access to the marina facilities. Public washrooms, covered picnic areas, a playground, and an adjacent restaurant and bar will round out the marina complex.

INTERIOR LAKE

That’s why we’re making an inteior lake the centre of our new vision for Koocanusa Village. This water feature will be approximately 700m by 75m – the aesthetic heart of the community.

The lake will be natural-looking but benefit from modern engineering. We’ll line it to maintain consistent water levels, fed from a ground source and circulated to maintain freshness. We’ll include a surrounding pathway with covered picnic areas and centrally-located public washrooms.

Recreational opportunities for the lake include a water park, swimming, paddle boarding and canoeing. In winter, glide over the frozen surface on your skates.

We’re confident the lake will be a central gathering place for all at Koocanusa Village.

NORTH BEACH

Located at the northern end of the project is an area we’re calling “North Beach.” This will provide private beach access to Lake Koocanusa for owners and guests to enjoy swimming, paddling, picnicking and more including playing fields – in an area off-limits to motorized water craft. We are planning for washrooms and picnic areas as well as nearby access to commercial services.

GREEN SPACE LINKAGES

The best communities offer walkability. The plan we’re building for KV will offer beautiful green space and pedestrian linkages. Think brisk walks in the early morning sunshine, followed by coffee on your deck. Or evening strolls as you work off some of that delicious dinner you’ve just barbecued. Green spaces create community, allowing you to stop and visit with other residents as you head to the marina for your day on the water. Along the pedestrian routes we’ll plan for seating, as well as access to washrooms and commercial facilities. And we’ve thought about four-legged strolls as well. An off-leash park will give you ample space to exercise your dog.

VILLAGE CENTRE

Run out for a latte. Pick up a head of lettuce for dinner. Or skip the cooking and walk to dinner, all without having to leave the Village. Picture charming retail spaces on street level with residential condominiums above in the KV commercial centre. Restaurants and grocery facilities will be developed in a mixed-use concept, together with parking and a community centre for activities.

A VARIETY OF HOMES

When complete, Koocanusa Village is expected to be home to approximately 500 residences with supporting commercial and recreational facilities. We are focusing on affordable pricing as the key tenet of our offerings, supported by the natural attributes of the site, along with thoughtful design. Within this strategy is the opportunity to provide different types of housing to attract a range of owners. We envision the community will be fully developed in 10 to 12 years, beginning in 2019.

Dan Jenkins

Project Designer
With more than 30 years of experience as an architect and community planner in Calgary, Dan Jenkins has established a reputation for design excellence, and an approach to design that combines the principles of architecture, urban design, and town planning. He and his firm have won numerous provincial national and international awards for their work in each of these fields. Dan has been involved in the design of several award winning communities such as Garrison Woods in Calgary, the Griesbach community in Edmonton, a Caribbean community on the island of Roatan and the East Village master plan in Calgary.

Dan brings a careful eye, masterful design work and desire for functional beauty to KV.
