A Look Back

As 2022 approaches completion, I must start with a heartfelt thank you to all Koocanusa Village residents and our staff for your support in a yet another interesting year. A special welcome to the many new residents whom we have had the pleasure of getting to know. Your patience, adaptability and trust have helped us to plot a safe and secure course for years to come.
As the year comes to an end, I have been reflecting on the progress we have made. Despite the obvious challenges of the last four years, we have so many reasons to be proud.
The nature of our work has evolved from when we first took over the development in 2018. In the beginning of our ownership, we focused on fulfilling unfinished promises from the original developer and building back a sense of pride for the owners whose confidence in the project had been shaken. In those early days we focused on the “boring but necessary projects” to ensure the success of KV. Below is a short laundry list of some of our accomplishments:
- Reconstructed Lakeview Terrace to allow lot owners to obtain building permits
- Updated all licenses for the marina and north beach area as well as the tenures for access and egress to the project
- Repaired all deficiencies for the utility companies and ensured a plan was in place to ensure it was in good working order and to obtain licensing compliance
- Restructured the capitalization of the project to ensure stability for future growth
- Put in place financial controls to properly manage cash flows
- Worked with the strata councils of both EPS771 and EPS832 to rebuild relationships
- Developed a long-term master plan to guide the development of the project to completion
- Established new relationships with all approving authorities to allow us to build trust for future permitting
Once these original initiatives were accomplished, the groundwork was set for us to continue working on many other important activities.
- Upgraded Marina Point commercial area by renovating the store, creating parking, rebuilding the docks and access stairs
- Created a swimming area within the marina for lot owners
- Planned and created Marina Point and Marina Estates subdivisions
- Planned and created Phases 2, 3, and 4 of Lakeview Terrace
- Improved all overland drainage infrastructure
- Created stockpiles of materials for all future development programs
- Started to beautify the area with a landscaping program to introduce trees in both the common areas of the project, and also passed on savings to lot owners who wished to purchase trees
- Upgraded the utility delivery and monitoring systems to be fully automated with capability to monitor all water use by individual lots so that we can move toward a metred system of billing for water usage
What’s next, you ask? We have plenty of exciting projects planned for 2023!
- Finishing Phase 1 of Crystal Lake subdivision and the new lake, and selling that inventory
- Providing full services to the marina store area for full washroom construction
- Expanding the marina by 30 slips
- Converting all utility services to metred service
- Even more beautification with landscaping and garden development in common areas
- Finishing the rough grading of North Beach recreational area and playing fields
- Completing the planning for pub/restaurant for construction in 2024
Thank you to all KV lot owners for your continued support and encouragement as we build out KV to a standard that will be a source of pride and increasing value.
